Arixa Capital: Arixa’s Enhanced Income Fund provides investors with unique real estate exposure, with relatively high rates of return and low volatility. In particular, our Enhanced Income Fund provides:

  • Senior debt returns that have approached equity real estate returns with lower risk,
  • Risk reduction through senior, first-lien positions, with a loan-to-value typically below 65%,
  • A vertically-integrated platform, that allows for control and consistency of the borrower and investor experience,
  • Strong relative performance compared to other liquid real estate, fixed income and income-producing strategies, and

Our relationships with the borrowers – who are the source of loan exposure within the Enhanced Income Fund – are very strong, with almost 80% of loans through repeat borrowers who have performed for Arixa in the past, with approximately another 10% as referrals from those repeat borrowers. We are also privately owned, which eliminates the pressure to grow unreasonably that a larger institution might impose and which could serve to dampen returns – we are here for our clients over the long-term.

Arixa Capital: Arixa mitigates risk in the Enhanced Income Fund in several ways, including:

  • Working with repeat borrowers for the overwhelming majority of loans in the Enhanced Income Fund – approximately 80%, partnering with developers who have performed for us in the past.
  • Following strict underwriting guidelines, with a loan-to-value typically below 65%, which leaves a large equity cushion beneath Arixa’s debt position.
  • Taking senior, first-lien positions, which gives Arixa a first claim on assets if any difficulties arise (although Arixa’s loss ratio is exceptionally low, at less than 1% over time).

Arixa is focused on West Coast urban markets that attract the best jobs. Specifically, the greater Los Angeles area, the San Francisco Bay Area, San Diego, Orange County, Seattle and Portland. The Fund may invest beyond these major urban areas in the coming year, but not to a meaningful degree, as there is ample opportunity in our targeted markets due to the desire for urban living with short commute times on the part of so many people today.
