This community has a great mix of units, split evenly between 1br and 2br units. There is significant upside from well below-market rents in-place, as compared to the average asking rate for properties in the same submarket. The apartment complex is in excellent proximity to shopping, schools, Cerritos College, as well as major employment centers of North Orange County and the South Bay.

Sponsorship intends to spend approximately 18 months stabilizing the property, and will contemplate a sale shortly thereafter. Despite market cap rates of in the 4.0% range, sponsorship has more conservatively underwritten the exit to a 4.6% cap rate; targeting an investor level IRR of 18% to 24%.

The Property is located in the City of Norwalk 15 miles southeast of Downtown Los Angeles. Home of Cerritos College and Metropolitan State Hospital, Norwalk is centrally located and minutes from excellent employment centers along with excellent proximity to Class A retail shopping and transportation including easy access to the I-605, I-5 and CA-91 freeways. This is a working class area of Los Angeles with very low vacancy along the CA-91 transit corridor. Fiola Communities owns another building in Norwalk, less than a mile from the Ferina property, in a slightly inferior location, that was on RealCrowd last year. We are achieving expected rents at that property demonstrating that we will be able to achieve those same rents are Ferina.
