About this Property

L’Auberge de Sonoma Resort Fund, LLC recently acquired the MacArthur Place Hotel & Spa in Sonoma, California for $36 million and is allowing accredited investors the opportunity to participate in the ownership of this prestigious property. The Fund is currently accepting up to $20M in preferred equity investments. Offering proceeds will be used to recapitalize the asset and fund what is expected to be a $10+ million renovation to the property, in order to further elevate the guest experience to five-star standards. A highly-experienced management team will utilize best-in-class practices, directing a multitude of both property-level and operational improvements. It is the Manager's belief and expectation that the resulting capture of higher room and occupancy rates, along with expansion of certain of the hotel's ancillary revenue sources (i.e. food and beverage, wedding and catering services) and expense productivity improvement, will enhance the financial performance and greatly increase the asset’s value.

  • Current pay of no less than 7.00% per annum, paid monthly with a Sponsor-assured backstop set at 7.00%.
  • Irreplaceable and historic property, situated on over six acres in the heart of Sonoma (high barriers to entry).
  • Investor pays no commission and there is no management fee on the Fund; overall structure reflects alignment of interests with the Manager and Sponsor.
  • Sponsor already acquired the hotel with its own cash/equity and debt. Sponsor and affiliated persons/entities will maintain an equity interest in Fund of at least 10%.
  • Investors will receive discounts on hotel, food & beverage, and spa services, as well as complimentary rooms, depending on investment amount.
