About this Fund

The Fund will focus on acquiring opportunistic and value-add real estate assets with a focus on income-producing multifamily properties, including apartments, condominiums and townhomes in mid-tier cities and/or near major metropolitan markets in the western U.S. where Pathfinder has considerable prior experience and relationships (“Target Markets”). Target Markets include Southern California, Denver, Seattle, Portland, Phoenix and Las Vegas. Our strategy has been, and continues to be, to acquire and add substantial value to properties which are too small for institutional real estate funds and too large for local investors and developers.

Pathfinder seeks out sellers with a catalyst to sell and properties which have been starved of capital or not renovated in quite some time – properties where we can add significant value. We take an “institutional” approach to each asset by repositioning undermanaged, undercapitalized properties with extensive renovation programs that materially alter a property’s profile, tenant appeal, marketability and value.

Since inception in 2006, Pathfinder has acquired 99 separate real estate assets from a variety of sellers, including numerous financial institutions and both institutional and private sellers. Pathfinder has fully-cycled 62 of these properties, generating attractive returns for its investors. Pathfinder invests primarily in residential properties (both single-family and multifamily – for sale and for rent). Pathfinder has distinguished itself as one of the leaders in the acquisition of smaller and middle-market, opportunistic and value-add multifamily real estate in mid-tier markets in the western U.S.
