The Fund is a California limited partnership formed to profit from E-Commerce by investing in last mile infill industrial buildings. The Fund will target markets nationwide with an excellent profile for supply-demand conditions favorable to landlords. This will include major industrial markets and select industrial submarkets that have high barriers to entry, low vacancy rates, close proximity to the inland and sea ports, lack of available land, a strong population base, and increasing rental rates.

The fund is seeking to raise a maximum of $10,000,000 from Limited Partners, with a minimum commitment of $25,000 per Limited Partner. The fund will seek to achieve 20% IRR for investor returns. The O'Donnell Group plans to realize the investments within 3-5 years from the date of acquisition, at which time net proceeds will be distributed to the Partners.
